My Job as a Seller’s Agent

You may be surprised to hear that is not my job to show and sell your home – you actually may not want me to bring you an offer as that would make me a dual agent. My job is to successfully market your home to the retail public and to the 1000+ active, real estate agents in our market area.

Listing your home is all about pricing, marketing, service and preparing your home for sale. All of it needs to be stellar.

Pricing

Make sure your agent shares their pricing strategy so you can determine whether they are inflating the recommendation just to get the listing. Pricing is really the most important part of the marketing plan; it needs to be based on market factors with consideration given to the charms and flaws of your home.

Service

You will hear from me at least once every two weeks to discuss the market and your place in it. You will want to know what is selling and for how much. We will look at internet reporting and local MLS reporting. You will hear from me after every showing with feedback which is a vital part of the marketing strategy. Sellers are strategic partners on my team; we will push one another to find ways to meet your real estate goals.

Preparing Your Home For Sale

Preparing your home for sale is critical. Buyer’s expectations have increased as a result of the HGTV culture. Homes must be as close to model-home quality as possible. This may likely include you going ahead and boxing some things that you may have waited to pack closer to moving. But don’t worry, we will work to ensure that you can still live comfortably while selling!

The selling process has just begun once we get an offer. Negotiating skills are an important skill of a listing agent. Further, your agent will need to guide you through inspections, appraisal, repairs and the logistics of closing, moving and delivering your funds!

Marketing Your Home

At a minimum, you should expect the tried and true marketing services. Done well and done consistently.

  • Staging and prepping
  • Professional photos and professional copy
  • Videos
  • Sales packages for interior and exterior use
  • Internet presence
  • Social media
  • Direct mail
  • Print advertising

Sellers Costs are Simple to Calculate

  • Agent commission
  • Seller’s prorated share of property taxes
  • Sellers revenue taxes (this is $1.00 for every $500.00 of sales price)
  • Deed preparation and cost to pay off your mortgage – not usually more than $250
  • Repair items
  • Home warranty if you’ve been asked to provide (usually $400 range)
  • Mortgage lien amount
