My Job as a Seller’s Agent

You may be surprised to hear that it is not my job to show and sell your home, as that would make me a dual agent meaning that you are not getting full representation. My job is to creatively market your home to the retail public and to active real estate agents in our area. Listing your home is all about accurate pricing, marketing, staging and good service. All of it needs to be stellar.

Pricing

The right price is the most important factor. Based on how quickly you want to move your home I will determine the price that ensures you don’t waste your time with an overpriced property or leave any money on the table with an underpriced property. I carefully study the comparable properties and recommend a price that reflects the positive and negative aspects of your property as well as determine which segment of the market will be our highest paying customers.

Preparing your home for sale

This is a critical step with the advent of HGTV and its impact on all of our lives. For the highest price and lowest time on the market your home should be as close to model quality as possible. This may include editing and storing items that you won’t regularly need and staging with your existing furniture. I will assist in getting contractors to make any necessary repairs.

Service

You will hear from me frequently to discuss showing feedback and statistics on the local market.   We will have strategy sessions to analyze all factors relating to our sale and make any necessary adjustments in price, product or marketing.   During our first meeting I will present my market analysis and answer all your questions about commissions and the selling process.

Marketing

You will get a comprehensive and valuable marketing strategy.   From professional in-home sales packages to Google ads you will feel confident that I have maximized the exposure of your property.
